Off-market real estate Netherlands

The Netherlands and Germany are one of the closest real estate corridors in Europe. Dutch investors have been active buyers of German residential and commercial property for decades, and German capital regularly looks across the border for office, logistics and retail assets in the Randstad and beyond. Much of this business never appears on a public portal. It is done off-market: between owners, brokers and investors who know each other and value discretion.

Offmarketpool is a closed marketplace for exactly these transactions. Founded in Hamburg and operated by Dr. Hofeditz Real Estate GmbH, the platform connects verified investors with off-market opportunities from €500,000 upwards. With the Netherlands as one of our first pilot markets outside Germany, we now bring Dutch deals to German buyers and German deals to Dutch buyers in one discreet process.

Why off-market matters in the Dutch market

In a market as transparent and well-covered as the Netherlands, many owners deliberately avoid a public sale. A visible listing signals urgency to tenants, competitors and the market, and a failed sale leaves a mark on the asset. Off-market transactions solve this:

  • —Discretion: the opportunity is shared only with qualified, verified buyers, and details are released after a signed non-disclosure agreement.
  • —Speed: instead of a broad marketing campaign, the deal goes directly to buyers whose acquisition profile actually fits.
  • —Price quality: a focused buyer group avoids the discount that often follows a stale public listing.

This is especially relevant for office portfolios, logistics assets with long leases, sale-and-lease-back hotels and retail investments in regional centres. All of these asset types are typically traded among professionals rather than on consumer portals.

Dutch assets for German investors

German investors look at the Netherlands for different reasons: diversification outside the domestic market, attractive yields on certain office and logistics assets, and the country's strong infrastructure around Schiphol, the Port of Rotterdam and the main logistics corridors towards Germany.

On Offmarketpool, Dutch opportunities are matched against the acquisition profiles of our German and international buyers: asset class, ticket size, target yield or multiple, and preferred locations. Instead of sending every deal to everyone, the platform ranks which buyers fit best and introduces them in a controlled way.

German assets for Dutch investors

The reverse direction is just as important. Dutch family offices, property companies and funds are long-standing buyers of German multi-family houses, residential portfolios, retail and light industrial property. Through Offmarketpool they gain access to off-market opportunities across Germany, including residential packages, commercial buildings, development sites and distressed sales, without having to build a local broker network from scratch.

How the process works

1. Register and verify: investors and brokers create a free account and complete a short verification. 2. Define your search profile: asset classes, regions, ticket size and return expectations. Your profile is kept up to date automatically based on the deals you request. 3. Receive matching deals: you see anonymised key figures first. Full documents and the address follow after a signed NDA. 4. Transact: offers, letters of intent and due diligence run through the platform and our team, up to the notary appointment.

Brokerage fees follow the usual market practice and are disclosed per opportunity. Legal and tax questions, especially in cross-border deals, should always be reviewed with qualified advisers in both countries.

Country Manager Netherlands

To work the Dutch market properly, Offmarketpool cooperates with an established local broker as Country Manager Pilot for the Netherlands. The model is deliberately non-exclusive: the Country Manager keeps his own mandates and clients and submits cross-border opportunities to the pool. Fees are shared per transaction and agreed in writing. Dutch brokers who want to work with German buyers are welcome to contact us.

You can register for free, browse current off-market deals or learn more about our partner network.
